Faded lines make a property look neglected before anyone gets out of the car, and worn ADA markings are the kind of thing that turns into a problem at inspection. Striping is fast, cheap and changes how a lot reads.

Line Striping questions

How long does the paint take to dry?

Thirty to sixty minutes to walk on and drive over in normal conditions, longer in humidity or cold. That is why most lots get striped overnight or on a weekend — by opening time the lines are ready.

Do you handle ADA compliance?

Yes. Accessible stalls, access aisles, the required signage and the van-accessible dimensions all get laid out to current spec rather than repainted over whatever faded layout was there. Worn ADA markings are the thing that turns into a problem at inspection.

How often should a lot be restriped?

Every one to two years for a busy lot, longer for light traffic. Snow plows are harder on paint than cars are, so Michigan lots tend toward the shorter end. If drivers are parking crooked, the lines have already faded past useful.

Paint or thermoplastic?

Traffic paint for most parking lots — it is cost-effective, dries fast and reapplies easily. Thermoplastic makes sense for high-wear points like drive aisles, crosswalks and entrances where paint gets scrubbed off quickly. We will tell you where the extra cost actually earns its keep.

How many accessible spaces do we need?

The ADA standard is at least one accessible space for the first 25 total spaces, scaling up from there, and at least one in every six accessible spaces has to be van accessible with a wider access aisle. Local code can be stricter than the federal minimum, so we lay out to whichever applies.

Can you change the layout or fit in more spaces?

Often, yes. Re-striping to a new layout costs no more than repeating the old one, and angled parking or a revised aisle width can sometimes add spaces without touching the asphalt. We will measure and show you what fits before anything gets painted.

Do you do arrows, numbering, fire lanes and crosswalks?

All of it — stall numbering, directional arrows, stop bars, crosswalks, loading zones, fire lanes and no-parking hatching. If the fire marshal or your insurer has asked for something specific, send us what they wrote and we will mark it to suit.

Does the whole lot need to be empty?

Only the section we are working on. We stripe in phases and cone off one area at a time, which is why most lots get done overnight or on a weekend without ever closing.
